Aldi Store Hailed as Model of 21st-Century Urban Planning

The new Aldi store in Irondequoit offers a glimpse into the future for the corner of North Winton and Blossom.

You may remember an article I posted more than a year about new plans for an Aldi store in Irondequoit on Hudson Ave. At that time I suggested the building should front the street/sidewalk, instead of being set back behind the parking lot. I thought the result would have been a development that would be more accessible to people who might choose to walk in off the street.

My suggestion was met with all kinds of wisdom from the project architect who has since set me straight. I now understand why it is better community planning to put your buildings in the middle of parking lots…

You may have heard FSI Development of Rochester has purchased the empty lot at 186 Atlantic Ave external link (a.k.a. The Gleason Lot). Here at RocSubway we’ve fantasized about filling in this empty lot for quite some time. And although it’s not our original vision, the actual plan may be even better than how we dreamed it – primarily because it involves a local brew.

FSI is planning to build a brewery and tasting room on the southeast corner of the site to lease to Three Heads Brewery external link of Honeoye Falls. Damn, why didn’t we think of this…

The Rochester Museum and Science Center is planning an expansion to link the main museum building on East Avenue with the Strasenburgh Planetarium next door.

Rochester Museum and Science Center external link is planning an expansion to link the main museum building on East Avenue with the Strasenburgh Planetarium next door. The $7 million project will be paid for with the help of private donations and a variety of grants.

Now, most people seem to agree the link between the two buildings is greatly needed. However, since renderings were released last spring, the design aesthetic has been a hotly debated topic…

Several years ago the west end of Rochester’s abandoned subway tunnel was filled as part of the Broad Street Improvement Project. Now a planned downtown development could permanently close off one of the last remaining entry points to Rochester’s old subway tunnel. Morgan Management is waiting for approvals to build a five-story luxury apartment complex at Court Street and South Avenue, right smack on top of the subway’s east entrance and the former site of the Court Street subway platform…

Reimagining Rochester’s Underground

The abandoned subway tunnel beneath Rochester’s Broad Street has become one of the most popular sites for students of architecture and design to test their creative chops. You may remember the ROC Low Line; an underground park designed by a team of RIT students. Soon after that we reviewed a more serious plan to install an underground shopping mall and entertainment venue called Broad Street Underground.

Yet another thought-provoking concept and set of renderings have been shared with us. This one elaborates on the idea of using the interior space as a nightclub, with various (wet and wild) public spaces…

Double Jeopardy for Historic Rochester Church

“Double Jeopardy” wasn’t invented by Alex Trebek. It’s actually a procedural defense in our system of justice that forbids a defendant from being tried more than once for the same (or similar) charges. Unfortunately this rule doesn’t seem to apply with historic preservation in Rochester. Because the very same owner of this historic church at 660 West Main Street external link will, for a second time, ask the Zoning Board for permission to demolish the structure to make way for a discount store.

Dawn Noto is president of the Susan B. Anthony Neighborhood Association. She was concerned about the demolition plans in March of 2013 when the Zoning Board blocked them the first time. This time Dawn says the conditions are no different and the City should be working with the owner on a plan to rehab the church building instead of entertaining his plan for a second time…

Edgewater Developer Walks Us Through Rochester’s Port Project

Greg Weykamp, owner of Edgewater Resources walks us through the Port of Rochester development plan.
You’ve read about it. You’ve heard plenty of commentary about it. And if you’re like me, you still have plenty of questions about the Port of Rochester development. This past weekend Greg Weykamp, owner of Edgewater Resources, LLC spent an hour with me on site to answer my questions on everything from the design of the marina & proposed development, accessibility, marketability, and parking/traffic concerns.

In this six-part video series, Weykamp addresses many of the concerns expressed by Charlotte neighbors over the past few months. No doubt there will still be more questions as the project enters the design phase. But his willingness to spend time with me (and my two kids who are dancing around in the background) showed me that this may not be the monster some people have made him out to be external link. The Rochesterian has blogged several times about the need to create a link external link between Frontier Field and Sahlen’s Stadium… and how Rochester needs someone like Buffalo Sabres owner Terry Pegula to invest in a Harbor Center external link type of development centered around Rochester’s sports arenas. I don’t disagree. Rochester’s stadiums (and the neighborhoods around them) could, and should be a much bigger draw.

Last April a local businessman named Jerry DeCarolis sent me a concept plan he put together called “Stadiumville.” I was impressed. But this plan was so ambitious, and so broad-sweeping, I wasn’t quite sure how seriously to take it. And so I ended up sitting on the document – until now…

Put Your Best Face Forward: Parking Belongs in the Rear

Much commercial development in Rochester places the parking lot between the sidewalk and the building. Can we change this?

There’s a new development called I-Square external link being built right now in Irondequoit. It’s one of those “new urban” designs with mixed-use buildings placed along the sidewalk and a little public space in the center of it all. Where’s the parking? Right where it should be, behind the buildings, hidden from the street. The end result will be an attractive street front and a destination for people to come and walk around – maybe spend a little time and money. Very exciting.

But right around the corner, on Hudson Avenue, is a proposal for a new Aldi grocery store. It’s the exact opposite of I-Square – a more typical, drive in & drive out, sub-urban design. This got me thinking…

Rochester’s old subway tunnel hasn’t seen a passenger car come through here in nearly sixty years. But lately, redevelopment ideas are arriving with unbelievable frequency. A few weeks ago we were talking about the ROC Low Line; an underground park designed by a team of RIT students. This week, another local group has come forward with a different plan. And these guys want to take theirs beyond just an academic study. Stand clear of the yellow line folks – here comes the “Broad Street Underground” concept…

ROC Low Line: A (new) Proposal for Rochester’s Abandoned Subway

Over the years there have been many proposals for the reuse of Rochester’s abandoned subway tunnel. Some would like to see the tunnel preserved and turned into a living museum external link open to the public. Others would like to turn back the hands of time even further, converting the tunnel back into a water canal external link – as it was part of the Erie Canal pre-1920s.

Even today as the City continues to take steps towards the latter option, new ideas continue to surface. The most recent concept comes from RIT’s architectural program, and a very interesting student project being called the ROC Low Line…
