[PHOTO: Chris Smart]\" width=\"100%\" \/><\/a><br \/>\n<small><i>The following is a guest post submitted by <a href=\"#about-joel-helfrich\">Joel Helfrich<\/a>.<br \/>\n<a href=\"mailto:info@rochestersubway.com\">Submit your story today<\/a>.<\/i><\/small><\/p>\n<p>Within the last year <a href=\"https:\/\/www.rochestersubway.com\/topics\/2012\/06\/the-lackawanna-blues-how-smaller-cities-are-destroying-their-future-by-demolishing-the-past\/\">I have written<\/a> a great deal about cities and the historic buildings they should be obligated to see maintained. Many cities cannot, will not, or do not want to penalize or fine the industrial and commercial property owners who fail to maintain the buildings within their care. Often what happens is that these neglected buildings are then demolished because they are supposedly beyond repair or structurally unsound. <\/p>\n<p>It should be noted that buildings are rarely too far gone, even when roofs are missing and the \u201celements\u201d have begun to reek havoc, and that often these very buildings are \u201cstructurally sound.\u201d <\/p>\n<p><!--more--><a title=\"Genesee Brewery getting set to demolish this building. [Flickr Photo: Zeus-the-Ferret]\" width=\"100%\" \/><\/a><br \/>\nArchitect and longtime preservationist <a href=\"https:\/\/www.youtube.com\/watch?v=I8YmYM_9ltU\" target=\"_new\">Howard Decker <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> recently stated, \u201cJust for the record, as an architect with a lifetime of reusing historic structures&#8230; buildings [are rarely] too far gone to be recycled. I believe that this very website (www.rochestersubway.com) has run a series of images showing buildings in worse condition that have been repurposed&#8230; Be careful not to administer the last rites until the patient has actually expired.\u201d <\/p>\n<p>Eventually, however, property owners use the perceived \u201cdilapidated\u201d state of their properties as a means to secure demolition from the municipality.<\/p>\n<p><a title=\"The abandoned Iola Tuberculosis Sanatorium. [PHOTO: Sarah Barnes]\" width=\"100%\" \/><\/a><br \/>\nSome notable property struggles in which building owners argued with a great amount of obfuscation and subterfuge that the buildings were \u201ctoo far gone\u201d include: <a href=\"https:\/\/rochestersubway.com\/savecataract\" target=\"_new\">Cataract Brewery <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> (demolished) in Rochester, which is well-documented; <a href=\"http:\/\/blog.syracuse.com\/opinion\/2012\/02\/days_are_numbered_for_otisca_b.html\" target=\"_new\">Otisca Brewery <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> buildings in Syracuse (demolished); and the recently demolished <a href=\"http:\/\/imsteelstanding.org\/\" target=\"_new\">Bethlehem Steel North Office Building <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> in Lackawanna.<\/p>\n<p>Demolition of a set of long-neglected buildings includes the <a href=\"https:\/\/www.rochestersubway.com\/topics\/2013\/06\/monroe-county-tuberculosis-iola-sanatorium\/\">Iola Tuberculosis Sanitarium<\/a> campus in Rochester.
