This week, Let us take a look at Rochester\u2019s best shot at an iconic piece of post-modern architecture downtown. No, not Midtown Tower. I&#8217;m talking about Midtown Plaza&#8217;s undeveloped &#8220;site 6&#8221;. As a quick refresher, here are the current plans:<\/p>\n<p><!--more--><a title=\"The Midtown Plaza site plan. There's site 6, over on the east side.\" rel=\"lightbox-fillingInHolmes\" href=\"https:\/\/www.rochestersubway.com\/images\/photos\/rochester-midtown-plan.jpg\"><img decoding=\"async\" style=\"margin:0px 0px 6px 0px;\" src=\"https:\/\/www.rochestersubway.com\/images\/photos\/rochester-midtown-plan.jpg\" border=\"1\" alt=\"The Midtown Plaza site plan. There's site 6, over on the east side.\" width=\"100%\" \/><\/a><br \/>\nThere it is over on the east side of the site. It\u2019s a little small, at about 10,000 square ft, and it would be easy to forget, but it can and should be an anchor. By being visually interesting at the back of the new park, this building can draw visitors into and through the space. <\/p>\n<p>For inspiration, let\u2019s take a quick gander at some of the more inspired architecture built (or under construction) in New York City along with the feature of them I\u2019d like to \u201cborrow,\u201d then consider how these elements could be slipped together for this rather unique site.<\/p>\n<p>1. <a href=\"http:\/\/www.newyorkbygehry.com\/#!new-york-by-gehry\" target=\"_new\">New York by Gehry <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> is significantly different up top than it is down at the street&#8230;<\/p>\n<p><a title=\"New York by Gehry\" rel=\"lightbox-fillingMidtownSite6\" href=\"https:\/\/www.rochestersubway.com\/images\/photos\/new-york-by-gehry.jpg\"><img decoding=\"async\" style=\"margin:0px 0px 6px 0px;\" src=\"https:\/\/www.rochestersubway.com\/images\/photos\/new-york-by-gehry.jpg\" border=\"1\" alt=\"New York by Gehry\" width=\"100%\" \/><\/a><\/p>\n<p>2. <a href=\"http:\/\/www.bloginity.com\/2013\/05\/icon-432-park-avenue\/\" target=\"_new\">432 Park Avenue <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> will be quite simply, squares!&#8230;<\/p>\n<p><a title=\"432 Park Avenue\" rel=\"lightbox-fillingMidtownSite6\" href=\"https:\/\/www.rochestersubway.com\/images\/photos\/432-park-avenue.jpg\"><img decoding=\"async\" style=\"margin:0px 0px 6px 0px;\" src=\"https:\/\/www.rochestersubway.com\/images\/photos\/432-park-avenue.jpg\" border=\"1\" alt=\"432 Park Avenue\" width=\"100%\" \/><\/a><\/p>\n<p>3. <a href=\"http:\/\/www.wtc.com\/media\/images\/s\/construction-4-world-trade-center\" target=\"_new\">4 WTC <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> with it&#8217;s ultra-smooth glass curtain wall&#8230;<\/p>\n<p><a title=\"4 WTC\" rel=\"lightbox-fillingMidtownSite6\" href=\"https:\/\/www.rochestersubway.com\/images\/photos\/4-wtc.jpg\"><img decoding=\"async\" style=\"margin:0px 0px 6px 0px;\" src=\"https:\/\/www.rochestersubway.com\/images\/photos\/4-wtc\" border=\"1\" alt=\"4 WTC\" width=\"100%\" \/><\/a><\/p>\n<p>4. <a href=\"http:\/\/www.phaidon.com\/agenda\/architecture\/articles\/2012\/october\/16\/herzog-and-de-meurons-jenga-tower-gets-go-ahead\/\" target=\"_new\">56 Leonard <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a> a Jenga-like tower with off-set floorplates&#8230;<\/p>\n<p><a title=\"56 Leonard\" rel=\"lightbox-fillingMidtownSite6\" href=\"https:\/\/www.rochestersubway.com\/images\/photos\/56-leonard.jpg\"><img decoding=\"async\" style=\"margin:0px 0px 6px 0px;\" src=\"https:\/\/www.rochestersubway.com\/images\/photos\/56-leonard.jpg\" border=\"1\" alt=\"56 Leonard\" width=\"100%\" \/><\/a><\/p>\n<p>So, how could all these elements come together for a tower at site 6? I\u2019m glad you asked! <\/p>\n<p>Imagine a three-story brick base with large windows (retail space) and industrial accents (think black steel, metal rod tie downs \u2013 basically <a href=\"http:\/\/www.837washington.com\" target=\"_new\">this <img decoding=\"async\" style=\"position:relative; top:2px;\" alt=\"external link\" src=\"https:\/\/www.rochestersubway.com\/images\/icon_link.gif\" width=\"15\" heigth=\"11\" border=\"0\"><\/a>). Now toss three glass cubes on top of that, each one offset from the others. The cubes would be 50\u2019 tall and 50\u2019 across. Each would consist of 4 stories of apartments. The building would be 195\u2019 tall. The cubes would be all glass. Here\u2019s an image of what this might look like (as usual, please excuse the low budget render!)&#8230;<\/p>\n<p><a title=\"Here's a rendering of how site 6 might look.\" rel=\"lightbox-fillingMidtownSite6\" href=\"https:\/\/www.rochestersubway.com\/images\/photos\/rochester-midtown-site-6.jpg\"><img decoding=\"async\" style=\"margin:0px 0px 6px 0px;\" src=\"https:\/\/www.rochestersubway.com\/images\/photos\/rochester-midtown-site-6.jpg\" border=\"1\" alt=\"Here's a rendering of how site 6 might look.\" width=\"100%\" \/><\/a><\/p>\n<p>As for the breakdown of inside the building, the first two floors would be retail\/commercial space. The third floor would be resident amenities (gym, entertainment room, library). The first cube would consist of 16 one-bedroom apartments, four to a floor. Each would be approximately 800 square feet.  The second cube would have 8 two-bedroom apartments, two to a floor. Each of these apartments would have private elevator access, and be approximately 1,200 square feet.  Finally, the top cube would have four full-floor apartments. These apartments would also have private elevator access.  <\/p>\n<p>Finally, here are some odds and ends about the building, since these are frequent questions I see:<\/p>\n<ol>\n<li style=\"font-size:14px; margin:5px 0px 10px 0px;\"> Parking would be reserved in the garage underneath Midtown.<\/li>\n<li style=\"font-size:14px; margin:5px 0px 10px 0px;\"> All 28 units would be condos.<\/li>\n<li style=\"font-size:14px; margin:5px 0px 10px 0px;\"> Condo finishes will be very high end (Viking\/Bosch appliances, herringbone hardwood floors).<\/li>\n<li style=\"font-size:14px; margin:5px 0px 10px 0px;\"> Pricing would be competitive with the Sagamore four blocks away.<\/li>\n<\/ol>\n<div style=\"text-align:center;\">\u2022 \u2022\u00a0\u2022<\/div>\n<p><a name=\"about-matthew-denker\"><\/a><\/p>\n<h3>About Matthew Denker:<\/h3>\n<div style=\"font-size: 9px;\">Matthew Denker is a Project Director by day and a fantasy real estate tycoon by night.
