You’ve read about it. You’ve heard plenty of commentary about it. And if you’re like me, you still have plenty of questions about the Port of Rochester development. This past weekend Greg Weykamp, owner of Edgewater Resources, LLC spent an hour with me on site to answer my questions on everything from the design of the marina & proposed development, accessibility, marketability, and parking/traffic concerns.
In this six-part video series, Weykamp addresses many of the concerns expressed by Charlotte neighbors over the past few months. No doubt there will still be more questions as the project enters the design phase. But his willingness to spend time with me (and my two kids who are dancing around in the background) showed me that this may not be the monster some people have made him out to be . Welcome back to our three part series on Charlotte. We’ve arrived at part three. This is it, the omega. If you recall, all the way back in part one, we said this part would be broken up into three sections:
1. Residential and Commercial Development;
2. Transportation; and
So without further adieu, let’s jump right in. Ok, one quick disclaimer, Charlotte as a whole is pretty big, too big for one little three part column. With that in mind, I’m cutting off Charlotte at Denise Road, similar to the other parts. Maybe someday I can write an addendum addressing the southern portion of the neighborhood. The latest Midtown renderings from Buckingham Properties are a promising sign of things to come. Still, it’s difficult to ignore this 18-story skeleton which has been looming over Rochester’s streets since 2011. When most people look up at this hulking mass of steel and concrete they see a blemish on the Rochester skyline. But for one urban explorer, this is a photo op.

The Rochesterian has blogged several times about the need to create a link between Frontier Field and Sahlen’s Stadium… and how Rochester needs someone like Buffalo Sabres owner Terry Pegula to invest in a Harbor Center type of development centered around Rochester’s sports arenas. I don’t disagree. Rochester’s stadiums (and the neighborhoods around them) could, and should be a much bigger draw.

Rochester’s landmark Holy Rosary Church and Catholic school complex at Lexington and Dewey Avenues has been rehabilitated for new residential units and a large community space in the former church. The $15 million project by Providence Housing Development and SWBR Architects was made possible with equity provided by Enterprise Community Partners, City home-renovation grants & loans, and a payment in lieu of taxes agreement.
At the time of the groundbreaking in August 2012, Congresswoman Louise Slaughter praised Providence Housing for bringing “affordable, attractive housing to a community that eagerly awaits such good news.” Well, wait no more. The ribbon was cut this past November, and the historic church buildings have emerged as 60 units of much needed affordable housing and community space…
RocSubway was informed over the weekend by two separate and anonymous sources that a new independent grocer may be coming to downtown Rochester in 2014. Admittedly, this may be unsubstantiated and premature. But these sources have been very reliable in the past. And if true, this would be wildly good news for downtown.

There’s a new development called I-Square being built right now in Irondequoit. It’s one of those “new urban” designs with mixed-use buildings placed along the sidewalk and a little public space in the center of it all. Where’s the parking? Right where it should be, behind the buildings, hidden from the street. The end result will be an attractive street front and a destination for people to come and walk around – maybe spend a little time and money. Very exciting.
But right around the corner, on Hudson Avenue, is a proposal for a new Aldi grocery store. It’s the exact opposite of I-Square – a more typical, drive in & drive out, sub-urban design. This got me thinking…
I stopped by Iola on Sunday to check on what’s left, and I snapped these pics. In front of the main building there was once a circle with concrete benches and lamp posts. To be perfectly honest I coveted the abandoned lamp posts and thought of ways I could possibly “reclaim” them, but my conscience always prevented me from doing so. Well, I should have because the picture above shows the careful attention the deconstruction crew is taking to features that could be re-used. That’s the base and the flattened steel post is above it. I think my reclamation would have been better than this treatment. Damn conscience.
The shuttered National Clothing building on East Main and Stone Streets will soon be seeing new life as a Hilton Garden Inn. After reading the original post here I wanted to take an opportunity to expand on the history of the building and offer a more in-depth idea of what the rehabilitation entails. The $16 million project is being completed by DHD Ventures and is utilizing historic tax credits. The RBA Group of North Carolina is the project architect and Preservation Studios is providing all services relating to the historic tax credit program.
RocSubway fans, This past Sunday morning (6/2/13), I went with a friend of mine to check out the Iola Campus site . I have lived in Rochester all my life and I have always been intrigued by those buildings (my aunt actually used to live in the apartments across the street). About 6 months ago, I started a little urban exploring group with some friends and coworkers; Iola was one of the first places of interest. With the CityGate project fast approaching, I knew I had to take the risk and visit Iola while I still could. Rather than taking a big group, just two of us went since we were not sure what the security situation would be like. The whole campus was great. A lot of the buildings had pretty easy access points, but there were a couple we could not get in to, due to time constraints (and proximity to the main road!). Welcoming Costco and RGRTA to CityGate is great. Ignoring walkability and losing all historic buildings isn’t. Our community needs walkable places. We need development that calms traffic and makes walking easy and safe. Moreover, our community needs to preserve its historic fabric. We need development that repurposes old buildings for new uses…
No, seriously – give CityGate to ME, because I want to redesign it. The current plan is not worthy of the name. I may be the only person in western NY who didn’t crap themselves when they learned Costco was coming to town. I mean, Costco? Really? We need another one of these discount warehouses? After the Erie Canal was rerouted south of downtown Rochester, the Rochester
Industrial & Rapid Transit Railway (the subway) was built in
its place as a link between the five different railroads and interurban trolley
lines that served the Rochester area. As the industrial landscape of Rochester
changed, and highways replaced the railroads, the Rochester subway gradually
became a relic of a bygone era. In 1956 the subway was abandoned and much of
its route was converted into Interstate 490 built to connect Rochester
